The main house has four bedrooms and two baths. Master 1 has a king bed with an attached bath (a jacuzzi jetted bathtub and a separate walk-in shower). Additional three bedrooms, each with a queen bed, a bath with a walk-in shower, a fully stocked kitchen with high-end appliances including a state-of-the-art induction stove/range, a dining area, and a living area with a humungous 82" smart tv complete the main house.

The guest house/in-law suite has a flexible layout. Use it as a two-room master suite (2nd master) with a private bathroom (making the entire property a five-bedroom home). Or as two connected bedrooms (access to bedroom 6 is via bedroom 5) plus a bathroom (making the whole property a six-bedroom home). Each of these rooms has a queen bed. The front bedroom has a peek-a-boo view of the ocean. PLEASE BE AWARE OF THIS LAYOUT BEFORE BOOKING OR ASK FOR CLARIFICATION IF NEEDED.

The main house and the guest house share a central entrance doorway; once inside, each has a separate additional entry door within the compound. The property has a six-foot block wall all around for privacy and security.

Enjoy the private heated saltwater pool and spa/hot tub. Extremely appealing to people with sensitive skin. Equipped with UV sanitizer, which means no extra chlorine is needed to keep the pool sanitized and clear. The daily rate includes heat for the spa/hot tub. Additional fee to heat pool (Max 82 degrees).

Spend many peaceful mornings or evenings on the amazing patio and deck around the pool, which can be accessed directly from 4 of the 6 bedrooms via sliding glass doors.

Keeping everyone fed is a pleasure in the open-design kitchen with granite countertops and top-quality stainless-steel appliances. The kitchen cabinets are fully stocked with dishes, cookware, and other necessities. Just pick up some groceries on the way, and you're ready to start your vacation fun! Several couples or large families can quickly settle in and enjoy fun times together while still finding some alone space.

Explore the pristine white sandy beach of New Smyrna Beach, considered one of the best for families in Florida. Be sure to indulge in some delectable fresh seafood at the excellent local restaurants. To finalize the booking, you must verify your identity.

There are open bodies of water, i.e., pool, hot tub. It may not be suitable for children. A responsible adult must always supervise children, if any.

Check out time: 10 am

No parties or events.

Quiet time 10 pm to 8 am.

Pool/SPA hours: 8 am to 10 pm.

Due to county and fire department regulations, please do NOT exceed the number of guests (including children) specified on the reservation. Violation will result in immediate booking cancellation and a $500/day fee. No refunds. NO VISITORS on the property for any length of time.

Additional fee to heat pool (Max 82 degrees). The daily rate includes heat for the spa/hot tub. Would you please wash off all sand outside before entering the house or the pool?

Please do not misuse or stain linens (towels, bedsheets, quilts, etc.).

There is space to park only four vehicles on the property. No other parking is available.

As is typical with hotels, resorts, and vacation rentals, ALL exterior sides of this property have security cameras monitoring and recording for security, safety, and insurance requirements/compliance.

As is typical of all vacation rentals, we provide only a starter (limited) supply of consumables. Examples of consumables include Keurig k-cups, shower gel, shampoo, conditioner, lotion, paper towels, toilet paper, etc. Installed Bidets for extra hygiene. If you need us to provide additional consumables, there will be a $75 delivery fee plus the cost of item(s). Alternatively, Publix (grocery store) is only a min drive up the street.

To prevent AC coil freezing, 71F is the lowest setting possible.

All trash must be bagged and placed on the grass (north side) by the street. Please do not leave trash in the house or property grounds at check out to avoid a minimum $150 extra cleaning fee.
